šŸ’ø Our Sponsor This Week: Berger Realty 17th Street Office

Berger is THE destination for sales and rentals in Ocean City.

Rentals are booking like crazy and the inventory is getting slim. Year after year bookings start earlier and earlier. Companies island-wide are getting inventory from owners who are deciding to rent out some last-minute weeks. Itā€™s good to have an agent on the watch for you when a property pops up that fits your needs. The good ones donā€™t last for more than a few minutes!

Want someone on the lookout for you? Call 609-391-0500 or email Kevin M. Laskowski at [email protected].

šŸ¤³ News Bits

Mayor Smash!

Naturally this came out last week moments after I hit send, but itā€™s still relevant today.

Mayor Gillian responds in detail to Orstedā€™s lawsuit against the city for not giving the offshore wind developer a permit to lay transmission lines under 35th Street:

ā€œMany of you may have read that Orstedā€™s Ocean Wind has filed a lawsuit demanding that Ocean City issue street opening permits for a proposed transmission line under 35th Street. We did not issue those permits, and weā€™re not prepared to do so at this time.

The city is in the process of appealing the state BPUā€™s ruling that bypasses local review of the proposed transmission line. But even though the appeal is still pending and the entire offshore wind project is not yet approved, the company wants to start digging test pits into 35th Street.

Most of the people who have contacted me about this project are opposed to it and question the special treatment this company seems to get. It is disappointing that a project of this magnitude and widespread impact is being fast-tracked without the support of local officials and local residents. I will continue to work with City Council to make sure this project is properly and thoroughly reviewed before any final decision is made.ā€

Mayor Gillian

Well played.

Meanwhile, the environmental impact statement for two more proposed windmill farms - located off Atlantic County - is now available for public comment.

This proposal would be located off the coast of Atlantic County, according to project documents. It would have up to 200 total wind turbines and up to ten offshore substations with subsea transmission cables making landfall at Atlantic City, Sea Girt or both.

Coyotes šŸŗ

Ahhhhoooooooooo! Coyotes of Ocean City.

Doesnā€™t have the same ring as the Warren Zevon hit, but here we are.

Yet another report of a coyote spotted in Ocean City.

Last time it was Corsonā€™s Inlet and 55th street. This time itā€™s 33rd and Asbury šŸ˜³.

Weā€™ve reached out to the cityā€™s animal control officer to see if he has any information.

Worth noting, coyotes generally don't want to bother with humans. But theyā€™re not exactly foxes either. They can be dangerous, or carry rabies. Donā€™t feed them if you hear them howling around your kitchen door.

šŸ„¤ New Store Alert: Groovy Smoovies

Stop us if youā€™re heard this one before: A new smoothie shop is coming to Ocean City.

But this one has two unique twists:

1) It is Hollywood-themed

2) It co-owned by former Eagle Shawn Andrews

The store will host its grand opening on May 25 from 12:30 to 1:30 p.m. at 611 E. 8th Street.

Who knows, maybe if you drink enough of Andrewsā€™ smoothies you can get your Michael Phelps on.

We wrote about this dip in April median sale prices last week. But there is some further nationwide context to add: the average nationwide sale price dropped 1.7% YoY in April, the largest year-over-year price decline since January, 2012.

Also down: total sales volume. It was down 23.2% nationally in April.

As it relates to Ocean City, April may have just been a blip. The $830k median sale price last month has bounced to nearly $1 million through 50 sales in April:

A combination of factors are keeping the market in tension. High interest rates are keeping inventory low as sellers donā€™t want to list their property and lose their low interest rate mortgages. But the 6%-6.5% rates are also making affordability a problem for some. Itā€™s a stressed equilibrium right now. Feels like if something breaks we could see a dramatic swing.

Still, our on-staff agent reports that premium homes in Ocean City are still going very fast.
