New Listing Agent Takes For April 26
Hot ones on Central

Here are the newest listings in Ocean City, with takes from our on-staff agent.
101 E 7th St - $1,999,900.00
Local Agent Take: Beautiful new home. Priced okay but far from the beach and high traffic area
3329 Haven Avenue - $725,000.00
Local Agent Take: Priced well and nice location near playground for kids
935 Ocean Ave - $849,000.00
Local Agent Take: Overpriced in my opinion. Location is fine but 9th Street tough with summer crowd. 850 for 2 bedrooms is a tad steep.
1420 Ocean Avenue - $1,250,000.00
Local Agent Take: Great spot and the property looks nice. Priced right.
1312 Asbury Ave - $275,000.00
Local Agent Take: GREAT commercial spot. If you want to start a little business this is a nice place to be.
2601 Wesley Ave - $3,699,000.00
Local Agent Take: This has been on and off the market for years, seeking top $. This price is actually less than its previous ask of $3.89 in February. Can not beat the location. Gold Coast, corner, beachfront, it has it all. But the property could use a lot of updating.
4002 Asbury Avenue - $1,299,000.00
Local Agent Take: I think this is a great buy. 4 bedroom corner with a nice building. The building is older but its well kept and the older buildings have
925 Asbury Ave Apt B - $1,195,000.00
Local Agent Take: 1.2 mil second floor in a commercial area with shops below you. Nice to have 4 bedrooms but the location and the fact there are more than two units and a commercial building makes the price a tad steep in my opinion.
5044 Asbury Ave - $1,399,900.00
Local Agent Take: I like this one. Newly renovated townhouse in the nice quiet Southend. I think the price is pretty good here.
2309 Central Ave - $1,679,000.00
Local Agent Take: Great first floor. New construction at the very entrance of the boards. 1.679 seems steep for a 4 bedroom but everyone wants new. This will sell.
2311 Central Ave - $1,829,000.00
Local Agent Take: I wouldn’t be surprised if this doesn’t last more than a day. Same as its first floor its in an amazing location. Its what everyone wants. Id put money this is under contract right away.
4828-30 West Ave - $2,099,999.00
Local Agent Take: This one is tough. Its listed as a Duplex so you can buy the whole building. 2.1 is a tad steep. If you break it down and look at what it should cost per floor I’d say 850-900 on average per floor which brings you to 1.7-1.8 total. Maybe you could stretch to 1.9. Its in a great location with magnificent views and would be a great investment at the right price.
