The Weather 🌧

Not gonna be a pretty weekend.

The Jeep Invasion has been canceled. It’s been replaced with the invasion of post-tropical cyclone 16, soon to be Tropical Storm Ophelia, making her way up the coast.

The National Weather Service has issued a coastal flood warning from 12 p.m. to 8:00 p.m. on Saturday, and a high wind warning from 12:00 a.m. Saturday to 8:00 p.m. Saturday.

Here’s the highlights of what you need to know:

  • the storm begins moving into the area Friday night

  • winds will be out of the Northeast and pick up late tonight and continue throughout the day on Saturday

  • there will be 30 mph - 40 mph sustained winds, with gusts up to 60 mph

  • flooding is expected, especially during high tide around 3 p.m. on Saturday

  • the Ocean City Office of Emergency Management and the mayor are encouraging people to: secure all loose items outside, stay inside as much as possible on Saturday, stay off the beaches, and not drive through standing water or barricades

  • parking at all municipal lots will be free on Saturday, and parking also will be available at the Trinity United Methodist Church at 20 North Shore Road in Marmora

There goes the beautifully wide North End Beach.

Construction Commences on 34th Street Mini Golf 🚜

We told you about this project back in the spring when we had just a few thousand subscribers, so if you haven’t read about it, here’s the link. It’s a new mini golf course from the owners of Uncle Bill’s and Nauti Donuts.

But work has now begun at the site of the old Blitz’s Market.

The original plan was to have this open next spring. We’ll try to find out if that’s still the timeline.

Windmill Updates 🐋

2 updates this week:

  • East Coast governors, including Phil Murphy, sent a letter to President Biden requesting more handouts for Orsted 3 things: 1) Guidance on Federal Tax Credits that offshore wind companies can take advantage of, 2) Revenue from offshore lease areas be returned to the states, and 3) Expedited permitting for offshore wind.

  • Kelsey Grammer, an OC vacationer, joined Dom Giordano on 1210AM today to talk about the harm offshore wind can bring to the Jersey Shore. There’s a series of words I never expected to write in that order.

August Market Report

Live look at the Ocean City real estate market:

Despite every trend in the world working against it, including mortgage rates nearing 8%, the Ocean City housing market has held its ground through low inventory and reasonable demand.

For the first time since March, the median home sale price in Ocean City was ~$1 million in August.

That’s good for a 23% jump year-over-year (it was $810k in August, 2022) despite homes staying active on the market for a year-high 38 days in August.

Incredibly, the median sale price on single-family homes - always more volatile because of relatively few sales (12) - was down 30%(!) to $1,305,750, but condos were up 14% to $840k.

Since single-family homes make up only 20%-25% of all sales, the jump in condo prices was enough to skew the overall median.

Anyway, it’s a strange market. Days on Market continues to creep up…

… but inventory is so low that prices are holding their ground.
